Local renovation
Broad Channel is unlike anywhere else in Queens. The neighborhood is a narrow strip of land on a Jamaica Bay island, lined with bungalows, cottages, and rebuilt homes that sit directly over or beside the water. Many properties stand on pilings or bulkheads, and a good number have already been raised or reconstructed since Hurricane Sandy. Working here means understanding tides, bulkhead lines, and how a house is anchored before a single wall comes down.
Approvals on the island carry rules you will not see on the mainland. Much of Broad Channel falls within FEMA VE and AE flood zones, so the DOB expects the lowest occupied floor to sit at or above the required flood elevation, with utilities and mechanicals raised accordingly. Waterfront work near the bulkhead can also draw NYC and state coastal review. We map flood elevation, zoning, and any waterfront requirements before drawings are finalized so the permit set reflects reality.
The projects we are asked for most reflect island life: kitchens and bathrooms rebuilt after flooding, ground floors converted to flood vents and storage rather than living space, additions added above the base flood elevation, and full home remodels that pair updated interiors with elevated, flood-resistant framing. Building on the island
Every DOB filing here is planned around the single roadway connecting the island. Deliveries, dumpsters, and crew staging are scheduled tightly, and we sequence demolition and material drops so a renovation does not stall waiting on access. Waterfront work near the bulkhead can also trigger added coastal review.
Broad Channel lots are small and close to the water, so additions and rebuilds have to respect both zoning limits and FEMA flood elevation. We confirm the required base flood elevation early and design the lowest occupied floor, stairs, and openings to clear it while keeping the home livable.
This is the most flood-exposed neighborhood in the borough, with VE zones in parts of the island. We build for it: flood vents and breakaway features below grade, raised mechanicals and electrical, and flood-resistant materials on lower levels so the home recovers fast after a storm surge.
