We plan and build commercial office fit-outs and renovations across Queens, from open-plan workspaces to private suites, conference rooms, and reception areas. Every project is detailed to meet NYC building and fire codes, scheduled around your operations, and coordinated with building management from filing through sign-off.
The basics
Office renovation is the demolition, reconfiguration, and rebuild of a commercial workspace, including partitions, ceilings, lighting, flooring, HVAC, electrical, and data. In Queens it usually means a DOB Alteration filing, coordination with the building, and inspections for fire-rated walls, egress, and accessibility before you occupy the space.
What's included
Selective demolition, then new partition walls, glass fronts, and door openings to lay out workstations, offices, and meeting rooms.
New or patched ceiling grids, LED lighting plans, controls, and emergency and exit fixtures sized to occupancy.
Added circuits, floor and wall outlets, structured cabling, and panel upgrades coordinated with a licensed electrician.
Ductwork, diffusers, and zoning adjustments so reconfigured rooms hold comfortable, code-compliant air supply.
Flooring, paint, acoustic treatments, reception desks, pantries, and built-in storage to match your brand.
Updated restrooms, door hardware, and clearances brought into line with current accessibility requirements.
NYC specifics
Most office renovations are filed with the NYC Department of Buildings as an Alteration. A cosmetic refresh with no change to walls, egress, or systems may qualify as a minor alteration, but reconfiguring partitions, plumbing, or mechanical systems generally requires an Alt-2 filing prepared by a registered architect or engineer.
If the work changes the use, occupancy, or egress of the floor, it can rise to an Alt-1 and a new or amended Certificate of Occupancy. We help you confirm the right filing path before any demolition starts.
Commercial offices also face building-level rules. Many Queens office buildings require an alteration agreement, proof of insurance, and after-hours scheduling for noisy or dusty work, similar to a co-op alteration agreement.
Other approvals depend on the building and location: Landmarks Preservation Commission review for exterior changes in a historic district, sprinkler and fire-alarm sign-offs, and accessibility compliance at building entrances and restrooms. We coordinate inspections through to final sign-off.
