Breezy Point general contractor and renovation

Breezy Point is built almost entirely from bungalows and small single-family homes, many of them originally summer cottages that became year-round residences. Floor plans are tight, lots are narrow, and walls and foundations often predate modern code, so renovation here is about working precisely within a small footprint rather than spreading out. We plan kitchens, bathrooms, and additions to use every foot without overwhelming the scale of the block.

Because Breezy Point is a private cooperative, any meaningful work has to clear two gates: approval from the Breezy Point Cooperative for changes to the home and its exterior, plus standard NYC DOB permits and inspections. We sequence projects around both, preparing the drawings and documentation the Cooperative reviews while filing the DOB work that keeps the job legal and inspectable.

Common projects here are kitchen and bathroom remodels in older bungalows, finished or reconfigured ground levels, and additions that add a bedroom or second story to a small home. Flood zone rules shape almost all of it, especially anything touching the ground floor, utilities, or the structure.
