A commercial buildout is the interior construction that turns a leased space into a usable office, store, or restaurant. NYC specifics
Most buildouts file with the DOB as an Alt-2 when you are changing the interior layout without a change of use, or as an Alt-1 when the certificate of occupancy or use group changes, such as converting retail to an eating-and-drinking establishment. A registered design professional prepares the plans and the work is signed off by inspection at the end.
Restaurants and any space with cooking equipment trigger additional fire-protection review for hoods, suppression, and gas piping, with separate sign-offs before the final. Assembly and eating-and-drinking occupancies are also reviewed for egress, occupant load, and accessible routes.
If your space is in a co-op or large commercial building, the building's alteration agreement and house rules usually govern hours, protection, and insurance, and that paperwork runs in parallel with the DOB filing. Landmarked storefronts in historic districts need LPC review before any visible exterior or storefront change.
Ground-floor and below-grade spaces in flood-prone parts of Queens may carry FEMA flood-zone requirements for equipment elevation and flood-resistant materials. We confirm zoning use, FAR limits on any added area, and egress capacity before filing so the design clears review the first time.
