The basics
A general contractor runs your project end to end. We hold the contract, pull the DOB permits, hire and schedule the licensed subcontractors, order materials, manage inspections, and answer for the budget and timeline. In Queens that also means navigating co-op and condo boards, tight lots, and parking realities so the work moves cleanly.

Kitchens, baths, flooring, tile, millwork, paint, and fixtures installed to spec with a clear allowance for materials.
Final inspections, punch list, and the paperwork needed to sign off the job and, where required, update the Certificate of Occupancy.
NYC specifics
Most renovations in Queens are filed with the DOB as an Alt-2 when the layout changes but the use and occupancy stay the same, or as an Alt-1 when you change the use, egress, or number of units. Cosmetic work that does not touch plumbing, gas, or structure may not need a permit, but the line is narrow and worth confirming before you start.
If you are in a co-op or condo, the building's alteration agreement usually controls hours, insurance, and what the board must approve before the DOB filing moves. We build that review time into the schedule.
Other items that can apply depending on the property: Landmarks Preservation Commission review in historic districts, FEMA flood-zone requirements in low-lying areas of Queens such as the Rockaways and parts of Howard Beach, FAR limits on any addition, and egress and light-and-air rules when you add or move bedrooms.
