Permits and approvals in Queens

On-grade residential flatwork such as driveways, walkways, and patios generally does not need a DOB permit. Two things commonly do require approvals: a new or widened driveway needs a DOT curb-cut permit where it crosses the sidewalk and curb, and any structural footing or foundation work needs a DOB filing. Concrete in the public sidewalk area is DOT territory and follows the sidewalk rules, not the flatwork rules.

Drainage matters to the city as well as to your foundation. Your grading has to keep water off neighboring property and out of the public right-of-way. We set slope and base so runoff moves where it should and footings stay below the frost line so the slab does not heave.
