The short answer
Co-op and condo renovation is interior unit work performed under your building's rules, not just the city's. Before any demolition, your board or managing agent reviews an alteration agreement, plans, and insurance certificates. Once approved, we pull DOB permits where required and build to both the board package and code.

NYC specifics
Co-op and condo work runs on two tracks at once. The building track is the alteration agreement: a contract between you and the board or condo association that sets insurance limits, work hours, deposit or escrow terms, and the architect or engineer sign-offs they expect before you touch a wall.
The city track is the DOB. Cosmetic work like cabinets, tile, and paint is often no-permit. Moving plumbing or gas, altering layouts, or affecting egress typically requires an Alt-2 filing, and a change of use or occupancy can rise to Alt-1. Plumbing and electrical work must be filed and performed by licensed trades.

Older elevator buildings may add asbestos investigation before demolition, and pre-1960 units can trigger lead-safe work practices. We flag these early so the board package and the schedule reflect them.
