Consultation

We start with a conversation about your goals, your space, and your timeline. We listen to what you want to achieve, review the property, and talk through what is realistic so we both understand the scope before any numbers are discussed.

Scope and feasibility

We define exactly what the project includes and confirm it can be built. That means assessing existing conditions, structural considerations, building rules, and any constraints that affect what is possible, so the plan rests on reality rather than assumptions.

Detailed estimate

You receive a written estimate that breaks down the work, the materials, and the schedule. Line items are clear, allowances are spelled out, and you can see how each part of the project contributes to the total before you commit.

Permits and approvals

We handle the filings and approvals your project needs, including DOB permits and, in apartment buildings, co-op and condo alteration agreements. We coordinate with your building, managing agent, and the relevant agencies so the project is properly authorized before work begins.

Construction

Work proceeds with careful trade sequencing and on-site oversight. Demolition, rough trades, inspections, and finishes are ordered so each step supports the next, and a single point of contact keeps the schedule, the crews, and the site under control.

Closeout

We finish with inspections, sign-offs, and a final walkthrough. We confirm the work meets the agreed scope, address any punch-list items, and hand the space back to you clean, complete, and ready to use.
