Bayside's detached colonials, splits, and ranches were built with closed-off galley and L-shaped kitchens that rarely match how families cook today. We remodel those rooms with new cabinetry, countertops, tile, plumbing, and electrical that fit the way Bayside homes are actually used.
What we do
Most Bayside kitchens sit at the back of a detached colonial or off the main level of a split, separated from the dining and living areas by a load-bearing wall. The single most requested change we see here is opening that wall to connect the kitchen to a family room or a rear addition, which is common given Bayside's larger lots and the neighborhood's steady pace of dormers and extensions. Whether the wall comes down or stays, we plan the new layout around the realities of these floor plans: tight plumbing chases stacked above basement utilities, original 100-amp panels that need attention, and ranches where everything sits on a single slab-and-crawlspace level.
Permits drive the timeline in Bayside, so we sort them before demolition. Cosmetic work that keeps cabinets, walls, gas, and fixtures in place is straightforward, but the moment you relocate the gas range, move a sink, or remove a partition, the job needs DOB filings, and structural changes mean a licensed engineer signs off on a beam before that wall comes down. Gas line work is inspected and pressure-tested separately, and panel upgrades to support an induction range, double oven, or microwave circuit are filed on the electrical side. We handle these filings so inspections land in sequence rather than stalling the build.
The process runs in a predictable order: measure and design, finalize cabinetry and finish selections, file and clear permits, then demo, rough-in plumbing and electrical, set cabinets and countertops, tile, and final inspections. Because Bayside is a residential pocket of detached homes, we stage deliveries and dumpsters to respect driveways and neighbors, and we keep one kitchen-prep zone usable as long as we can during the build.
Custom and semi-custom cabinets sized to colonial, split, and ranch layouts, with pantry and island options that use Bayside's wider footprints.
Quartz, granite, and porcelain surfaces templated to the finished cabinet runs, with seams and overhangs planned around sink and range placement.
Backsplash and flooring tile installed over properly prepped substrates, coordinated with the cabinet and counter selections for one cohesive room.
Licensed relocation of sinks, gas lines, and dishwasher supply, plus circuits and panel work for ranges, ovens, and code-required outlets.
Local advantage
Working in Bayside every week means we already know how these colonials, splits, and ranches are framed and where the surprises hide once the walls open. We know the DOB filing path for kitchen work in Queens, how gas and electrical inspections are sequenced, and how to keep a job moving on a quiet residential block without disrupting neighbors. That local familiarity turns a kitchen remodel into a planned project rather than a series of unknowns.
