NYC specifics
Most Queens remodels need a DOB permit. Cosmetic work like paint and cabinets may not, but moving plumbing, changing the layout, or altering structure does. Two common filings apply: an Alt-2 for work that does not change use, egress, or occupancy, such as a kitchen or bath gut within the same footprint, and an Alt-1 when you change the certificate of occupancy, add a unit, or convert space, which ends in a new C of O.
For co-ops and condos, the building usually requires an alteration agreement, board approval, and proof of licensed and insured trades before any work begins. We coordinate that paperwork alongside the DOB filing so both timelines move together.
If your block sits in a landmarked or historic district, exterior changes need LPC review before the DOB will sign off, and that review can add weeks. Properties in FEMA flood zones, common in low-lying Queens neighborhoods, may trigger flood-resistant construction rules for mechanicals and finishes below the design flood elevation.
