NYC specifics
Most apartment renovations file with the DOB as an Alt-2, which covers multiple trades without changing the legal use or occupancy of the unit. Work that moves walls, plumbing, or electrical almost always requires a permit and a licensed contractor; cosmetic painting and refinishing usually do not.
In a co-op or condo, the building comes first. Your board or managing agent issues an alteration agreement that sets insurance limits, working hours, elevator and hallway protection, and an approval process for plans before the DOB will sign off. We prepare submissions that satisfy both the building and the city.
