Permits and approvals in Queens

Most additions are filed with the DOB as an Alt-1 because they change the building's certificate of occupancy, for example by adding floor area or a new story. Smaller changes that do not alter the C of O may file as an Alt-2. Plans are reviewed for zoning, egress, light and ventilation, and energy code before a permit is issued.

If your home sits in a flood zone, the addition must meet FEMA and DOB elevation rules for the AE or VE zone, which can affect foundation height and mechanical placement. Properties in a historic district or with a landmarked building also need LPC review before the DOB will sign off.
