The basics
It is removing tired or failing windows and exterior doors and installing new units that seal better, insulate better, and meet current NYC energy code. For Queens homes that means quieter rooms, fewer drafts, lower heating and cooling bills, and openings that still satisfy egress and approval rules in your building.
What's included
Field measurement of every opening, plus a check of sill condition, lintels, and existing flashing so the new units fit and seal correctly.
Double or triple-pane, low-E, argon-filled units sized to the opening. Insert or full-frame replacement depending on the condition of the existing frame.
Entry, patio, and balcony doors with insulated cores, weatherstripping, and secure multi-point or deadbolt hardware.
Low-expansion foam, backer rod, and interior and exterior sealant at every perimeter to stop drafts and water intrusion.
Interior casing, exterior trim, and clean drywall or plaster patching so the finished opening looks original.
Old units, glass, and debris removed and disposed of, with the work area left clean each day.
NYC specifics
Like-for-like window and door replacement that does not change the opening size, count, or use is generally treated as ordinary repair and may not need a DOB permit. Once you enlarge an opening, change egress, or alter the facade, the work usually rises to an Alt-2 filing, and a licensed professional should confirm the path before ordering units.
Bedrooms must keep a code-compliant egress window; never reduce a sleeping room opening below the minimum clear width, height, and area, or below sill-height limits. New windows must meet the NYC energy code for U-factor and air leakage, and most replacements need an energy code progress inspection.
Most buildings require an alteration agreement and board approval before any exterior change. Many co-ops own the windows as a building element, so confirm responsibility and approved profiles first.
In an LPC-designated district or on a designated building, exterior window and door changes need a Landmarks permit and must match approved materials and profiles.
In a FEMA AE or VE zone, openings below the design flood elevation have added requirements; coastal Queens projects should plan for them early.
