Cut out spalled or cracked brick and stone and replace with salvaged or matched units, including brownstone and limestone trim.

Rebuild leaning parapets and deteriorated chimneys, reset coping, and reflash so water stops tracking down into the wall.

Replace rusted steel lintels above windows and doors, address brick displacement, and seal joints to stop further water entry.

Repair cracked foundation walls, parge and damp-proof below grade, and correct grading at the stoop and areaway that drives water into masonry.
NYC specifics
Routine repointing, patching, and like-for-like stoop repair on a small home are usually ordinary repairs and do not need a DOB permit. Once work becomes structural, such as rebuilding a parapet, replacing lintels, or reconstructing a stoop and its footings, it can require a DOB Alt-2 filing and a licensed professional. Facade work on taller buildings falls under Local Law 11 facade inspections, which most low-rise Queens homes are exempt from.
Parapet conditions are taken seriously citywide, and a leaning or cracked parapet should be addressed promptly rather than deferred.
If your block sits in a designated historic district or your home is an individual landmark, exterior masonry changes need Landmarks Preservation Commission (LPC) review before work begins, and mortar and brick must match the original. In flood zones along the Rockaways and southern Queens, foundation and below-grade masonry can intersect FEMA flood requirements.
