Neponsit bathroom remodeling

Most Neponsit properties are large, detached single-family homes, so the bathrooms we work on tend to be generous primary suites and full guest baths rather than the tight compartments common elsewhere in the Rockaways. That space invites a real renovation: a separate soaking tub and walk-in shower, a double vanity, and a layout reworked to suit how the household actually lives. Because these are owner-occupied houses rather than co-op or condo units, you control the project directly. There is no co-op board to satisfy, no managing agent sign-off, and no shared building approval to wait on, which keeps decisions and scheduling in your hands.

Owner-occupied does not mean permit-free. A bathroom is a wet area, and any work that opens walls, relocates plumbing fixtures, or adds or moves electrical circuits is regulated by the NYC Department of Buildings. We pull the appropriate plumbing and electrical permits, file under the correct work type, and arrange the required inspections so the finished bathroom is documented and code-compliant. Cosmetic refreshes that leave the existing fixtures and waterproofing in place can sometimes proceed as ordinary repairs, but anything touching the wet area's structure or systems is handled on the books.
