Permits and approvals for office work

Most office renovations are filed with the NYC Department of Buildings as an Alteration. A cosmetic refresh with no change to walls, egress, or systems may qualify as a minor alteration, but reconfiguring partitions, plumbing, or mechanical systems generally requires an Alt-2 filing prepared by a registered architect or engineer.

If the work changes the use, occupancy, or egress of the floor, it can rise to an Alt-1 and a new or amended Certificate of Occupancy. We help you confirm the right filing path before any demolition starts.

Commercial offices also face building-level rules. Many Queens office buildings require an alteration agreement, proof of insurance, and after-hours scheduling for noisy or dusty work, similar to a co-op alteration agreement.
