Permits and approvals for Queens retail

Most Queens storefront buildouts run on a DOB Alteration permit. A cosmetic fit-out with no change of use or occupancy can often proceed as an Alt-2, while work that changes occupancy, adds floors of use, or alters egress may rise to an Alt-1 with a new or amended Certificate of Occupancy. A change of use, for example turning retail into a food establishment, triggers added review for plumbing, ventilation, and occupancy load.

Many corridors fall inside flood zones near the waterfront, so AE and VE area requirements can affect mechanical placement and finishes. Where a storefront sits in a Landmarks district, exterior changes and signage need LPC review before DOB sign-off.

Common approvals
