What is included

We pull open DOB and ECB violations against the property, identify what must be cured before filing, and map the path to clear them.
NYC specifics
Most renovation work in Queens is filed as an alteration. An Alt-2 covers multiple types of work without changing the certificate of occupancy, while an Alt-1 is used when the use, egress, or occupancy of the building changes and a new or amended C of O is required. Choosing the right job type up front avoids re-filing later.
If the building is a co-op or condo, the board usually requires a signed alteration agreement and proof of insurance before any DOB filing moves forward. We work alongside the managing agent so the building approval and the DOB approval advance together.
Other agencies often sit alongside DOB. Work on a designated landmark or in a historic district needs Landmarks Preservation Commission review before a permit issues. Properties in FEMA flood zones, common in low-lying parts of Queens, must meet flood-resistant construction standards. Projects that affect FAR, yard requirements, or egress may require a zoning analysis or a variance.
