Arverne splits into two very different kinds of bathroom projects. In the older homes near Beach 67th through Beach 74th, we usually find compact full baths with cast-iron tubs, plaster walls, and original supply lines that need to be opened up and rerun before any new tile goes in. In the Arverne by the Sea section, the bathrooms are newer and more standardized, but they sit inside HOA-governed townhomes where shared walls, stacked plumbing, and unit-to-unit waterproofing matter as much as the finishes you see.

Because Arverne sits in a FEMA flood zone, wet-area work here is taken seriously. Any project that touches plumbing or electrical needs DOB permits, and a licensed plumber files for the rough and finish plumbing inspections. If you are in a co-op or condo rather than an owner-occupied house, the building or Arverne by the Sea HOA will typically require a board-approved alteration agreement, proof of insurance, and confirmation that work hours and debris removal follow their rules before anyone starts demolition.

Our process is straightforward. We confirm whether you own the unit outright or need board and HOA sign-off, pull the right wet-area permits, then demo down to the studs and subfloor so we can correct any hidden water damage common in coastal homes. From there we build back in order: waterproofing membrane, tile, vanity and fixtures, then final plumbing and electrical, each stage inspected before the next one covers it.
