Whether that wall comes down cleanly or needs a beam depends on whether it carries load, and on these homes it often does.

Bellerose also has a lot of ranch-style houses with later dormers and rear additions, which means kitchen plumbing and gas lines were frequently rerouted by earlier owners. We map what is actually behind the walls before we commit to a layout, so the sink, range, and dishwasher land where the new design wants them rather than where the old pipes happen to sit. If your project moves the gas range to a new wall, or relocates the main supply and waste lines, that triggers DOB plumbing and gas permits and a licensed plumber filing the work; a same-spot swap with new cabinets and counters usually does not. Knowing which side of that line your kitchen falls on is what keeps the schedule honest.

From there the process is steady: we confirm the layout and finishes, order cabinetry and counters on the long lead items first, then demo, rough in any moved plumbing and electrical, inspect, and close up before tile, cabinets, tops, and trim go in.
